Turkish citizenship through property investment
Buying property worth at least USD 400,000 and keeping it for three years can qualify you and your family for Turkish citizenship. The property side has to be done exactly right; here is what that means.
The main conditions
- Amount: at least USD 400,000 (or the equivalent in another foreign currency). This threshold has applied since the Official Gazette amendment of 6 January 2022 and is still in force in 2026.
- Valuation: the value is determined by a valuation report from a licensed valuation company, not only by the price written in the contract. If the report is lower than the price, the report value counts.
- Several properties: you can reach the amount with more than one property, as long as each one carries the annotation.
- 3-year annotation: a "not to be sold for three years" annotation is registered on the title deed. Off-plan purchases are possible with a notarised sales promise contract that carries the same commitment.
- Payment in foreign currency through a Turkish bank: the money must be converted at a Turkish bank and documented with a currency sale certificate (Döviz Alım Belgesi). Cash or informal transfers will not count.
- Property history: a property that has already been used for a citizenship application, or that has certain restrictions, may not be eligible. We check eligibility before you pay.
How it works
- Choose an eligible propertyWe check the title history, valuation range and whether the property can be used for citizenship.
- Valuation report and purchaseThe licensed valuation report is issued, payment is made through a Turkish bank with the currency document, and the title is transferred with the 3-year annotation.
- Certificate of eligibilityThe Land Registry issues the certificate of eligibility (uygunluk belgesi) confirming that the investment meets the conditions.
- Investor residence permitA short-term residence permit is issued on the basis of the investment. You do not need to live in Turkey.
- Citizenship applicationThe file is submitted with passports, birth and marriage certificates (apostilled and translated). After the security and Ministry review, citizenship is granted by presidential decision.
